Dubai Islands: The Masterplan Is Becoming a Real Place
Dubai Islands is moving from masterplan into delivery as infrastructure, residences, hospitality and waterfront development progress.

Some emerging property locations are sold almost entirely on CGI and expectation. Dubai Islands is becoming harder to place in that category.
Nakheel's masterplan spans five islands and is designed around extensive waterfront, beaches, resorts, residential districts, parks, marinas, hospitality and leisure uses.
More importantly for buyers assessing delivery risk, infrastructure is moving alongside the residential launches. Roads, utilities and other enabling works are increasingly being committed in parallel with new residential and hospitality projects.
Separate the destination into three layers
The masterplan
What the destination eventually intends to contain.
Committed infrastructure
The roads, utilities, bridges and public realm required to make that plan usable.
Individual property
The particular building, developer, unit and price being considered.
Too often those three get bundled together into one marketing proposition. We prefer separating them.
Dubai Islands has a compelling strategic position on Dubai’s northern coastline, relatively close to established Dubai and Dubai International Airport. It also has the scale to support a proper destination rather than a single isolated development.
The opportunity is broader than one launch, but scale also means the islands will mature over time. Buyers should understand which island and which part of the masterplan they are actually buying into, what surrounds the site today, what is contractually committed and how competing future supply could affect rentals and resale.
A sea view does not remove the need for due diligence. Nor should an investor assume that every unit on Dubai Islands will perform in the same way.
Our interest is in identifying where location, delivery, developer quality and entry price line up, rather than buying the masterplan in the abstract. Dubai Islands now deserves serious attention because increasingly there is something tangible to analyse.
